Snag List Dublin: What's Included & How Much It Costs (2026)

Buying a new build in Dublin is exciting, but even brand-new homes come with defects. A snag list is your chance to have them found and fixed by the developer, at no cost to you. In this guide we explain exactly what a snag list in Dublin includes, how much it costs in 2026, and when to book it.

What is a snag list?

A snag list is a written report of every defect in a newly built home. It covers everything from paint marks and poor plastering to badly fitted doors, window seals, plumbing leaks and electrical faults. You hand the report to your developer, and they fix the issues before you move in or within the agreed defects period.

Snags are rarely a sign of a bad builder. New homes are built quickly, with many different trades working on site at the same time, so small mistakes are normal. The important thing is that they're found and recorded before your home is handed over.

How much does a snag list cost in Dublin?

At Dublin PropTech our snag list prices are fixed, based on the size of your property:

  • 1 & 2-bed property: €200
  • 3-bed property: €250
  • 4-bed property: €300
  • Re-inspection: €150
  • There are no hidden extras. Thermal imaging, moisture readings and the full photographic report are included in every inspection.

What's included in a professional snag list inspection?

A proper snag list is much more than a quick walk-around. Our home inspector spends 3 to 5 hours on site and checks over 300 points, inside and out.

    Inside the home

  • Walls, ceilings and paintwork: cracks, plaster bumps, uneven finishes and missed paint
  • Doors and windows: alignment, sealing, scratches on glass, handles and locks
  • Floors and stairs: level checks, squeaks, gaps and loose boards
  • Kitchen and bathrooms: sealing, tiling, grout lines and leaks
  • Electrics: sockets, switches and consumer unit labelling, tested with calibrated equipment
  • Plumbing and heating: hidden leaks, drainage flow and heat pump installation
  • Outside the home

  • Brickwork, rendering and pointing
  • Roof tiles, guttering and downpipes
  • Moisture and damp, checked with thermal imaging
  • Why a professional snag list pays for itself

It's tempting to do the snag list yourself, but most buyers miss a large number of issues, especially hidden ones such as moisture behind walls, poor ventilation or electrical faults. Once your defects period ends, any repairs come out of your own pocket.

A professional inspection costs from €200, while fixing a single leak, damp patch or faulty installation later can easily cost much more. You also get a clear, developer-ready report that's hard to dispute.

When should you book your snag list?

The best time is just before you close the sale, once the developer confirms the home is ready for inspection. This gives the builder time to fix the snags before you move in.

If you have already received your keys, it's still worth booking. Most developers will fix reported defects during the defects period, so get your inspection done as early as possible.

    What happens after the inspection?

Within 48 hours you receive a detailed PDF report. Every defect is photographed, grouped room by room and explained in clear building terms. You simply forward it to your developer's customer care team.

Once the developer says the work is complete, you can book a re-inspection (€150) to make sure every item has been fixed properly.

Is a snag list worth it for a brand-new home?

Yes. New builds almost always have defects, and finding them before handover means the developer pays to fix them, not you.

Yes. We inspect new build houses, apartments and duplexes across Dublin and surrounding counties.

How long does the report take?
