Which buying schemes apply?

Homes at Foothills qualify for three government supports, depending on the home and the buyer:

Starter Home Scheme

Homes sold below market value through the council, mainly for first-time buyers who meet the income limits.

Help to Buy

A tax refund toward the deposit for first-time buyers of new homes.

First Home Scheme

A shared-equity scheme that helps close the gap between your mortgage and the price.

Check each scheme's current rules on its official website before you apply.

Luas

What's being built on site

As well as the homes, the plans include a community centre, two full-size sports pitches, a crèche, about 6.6 hectares of parkland and 3.6 km of walking and cycling paths. Remains of a Bronze Age settlement found during groundworks will be preserved within the new Elder Park.

Snagging checklist for Foothills homes

Even well-built new homes have snags. In A-rated homes, the most important checks go beyond paint and plaster. They cover the systems that keep the home warm, dry and cheap to run. Here's what we check:

Ventilation

Mechanical ventilation running in every room, filters fitted, vents not blocked or noisy

Heating

Heat pump commissioned, controls explained, radiators or underfloor heating warming evenly

Airtightness

Gaps around windows, doors, pipes and attic hatch sealed. These matter in an A-rated home

Windows & doors

Open, close and lock smoothly, no scratched glass, seals intact, trickle vents working

Walls & ceilings

Cracks, uneven plaster, paint misses, nail pops, corners and edges finished cleanly

Kitchen & bathrooms

Silicone complete, no leaks under sinks, tiles level, extractor fans working

Electrics

Every socket, switch and light working, consumer unit labelled, smoke alarms fitted

Outside

Gutters and downpipes fixed, paving level, drainage working, boundary fencing complete

Our inspections cover 300+ points, start from €200, and come with a photo report within 48 hours, ready to send to the builder.

After you get the keys

Most new homes are handed over with bare floors and no blinds. We supply and fit flooring, stair cladding and made-to-measure blinds, so you can move straight into a finished home.

Foothills Killinarden FAQs

When should I book a snagging inspection at Foothills?

Book as soon as you are told your home is ready for snagging, which is usually a few weeks before closing. That gives the builder time to fix the issues before you complete the purchase.

Do Starter Home Scheme buyers need a snag list?

Yes. A home bought under the Starter Home Scheme is still a new build, and the same snags can appear. A snag list is the best way to have issues fixed before you move in, whatever scheme you used.

What problems are common in A-rated new builds?

Beyond paint and plaster finishes, A-rated homes often have issues with ventilation balancing, heat pump setup, and air sealing around windows, doors and service pipes. These affect comfort and running costs, so they are worth checking carefully.

How much does a snagging inspection cost?

Our fixed prices are €200 for a 1 or 2-bed home, €250 for a 3-bed and €300 for a 4-bed, with a photo report in 48 hours. A re-inspection costs €150.

Who fixes the snags?

Normally the builder's team fixes the items on your snag list before closing. Your report gives them a clear, photo-backed list so nothing is missed.

Can you fit flooring and blinds after I get the keys?

Yes. We supply and fit laminate, LVT, carpet and stair cladding, and arrange made-to-measure blinds, so you can move into a finished home.
